Revery Point condos on Old Hickory Lake popular with downsizers, out-of-towners

If you’ve been waiting to buy a lakeside Revery Point condominium in Gallatin’s Foxland Harbor community, here’s some bad news. The last one was sold at the end of November.

The good news is the developers are already making plans to build more. Construction of 16 luxury condos at Revery Point should begin this spring. Demand is already growing.

Ground has not even been broken at the site overlooking Old Hickory Lake, but buyers have already begun snapping them up, said Joe and Bailey Godfrey, the father-and-daughter team developing Revery Point.

Five buyers have already made non-refundable deposits, leaving just 11 available for purchase, said Bailey Godfrey.

“It’s such a unique product, a unit on the lake with such nice finishes. People want to downsize, come here and look at the lake and relax,” she said.

Amenities attract transplants

Most of the 22 condos in Revery Point’s first phase were purchased by people already living in Sumner County and downsizing from a larger home. Others have come from Chicago, Colorado and other places.

Some people are buying their condos sight unseen.

“The last guy who put a deposit down has never been here. They knew they wanted to be in the Nashville area and on the lake,” said Joe Godfrey.

That buyer spotted Revery Point on Zillow and decided to buy after Bailey Godfrey sent a video of the development.

Another out-of-town buyer, Joe Blazer, was in Nashville on business when a client told him about Revery Point. He drove to Gallatin and decided to make an offer. Last March he became the first buyer to close on a Revery Point condo.

Revery Point will be “my playground for the rest of my life,” said Blazer, who downsized from a house in Chicago.

With a membership in Tennessee Grasslands Golf and Country Club, he has access to the 18-hole golf courses at Foxland Harbor and neighboring Fairvue Plantation as well as the pools, clubhouses and other facilities at both lakeside neighborhoods.

Condos in Revery Point feature wide-plank hand-scraped hickory hardwood floors, 8-foot doorways and 10-foot ceilings. In the largest units, ceilings reach 16 feet.

Kitchens are equipped with Jenn-Air appliances, quartz countertops and maple cabinets. Nine-foot-tall windows provide views of Old Hickory Lake and balconies overlook the water.

This Revery Point penthouse has a spacious interior with an open floor plan. The floor-to-ceiling windows provide views of the lake.

Downsizing, but not too much

Wanda and Ed Sloan are downsizing from a 5,700-square-foot house in Goodlettsville that was built for the 2001 Parade of Homes. Their plan is to offer the house for sale along with all of its furniture, which was featured in the parade. As a result, all of the furnishings in their new condo are brand new.

Their condo, with 2,660 square feet, is one of the largest in Revery Point’s first phase. The others ranged from 1,373 to 1,860 square feet.

In the new phase, all of the residences will have at least 2,646 square feet. Four will be even larger, with 3,000 square feet of living space.

It turns out that some buyers downsizing from a much larger house were having difficulty squeezing into the smaller condos. So the Godfreys made them bigger.

“People are using these as their primary residence. These aren’t second homes, like a beach condo. Downsizing to 1,860 square feet is difficult,” said Joe Godfrey.

Three of the four condos with 3,000 square feet of living space have already been taken. Two units with 2,646 square feet have been purchased. Prices range from $800,000 to $1,590,000.

You don’t have to own a boat or even a set of golf clubs to enjoy Revery Point, said Bailey Godfrey.

“Most like to sit on the balcony and look at the water,” she said. “They just like to be on the water.”
